We hope you enjoy our home. Everything is pretty straightforward, but if you have any questions, please don’t hesitate to reach out on Airbnb and we will answer them as soon as we can.

Pool Cover Instructions (Rainy Weather)
If it rains, water will collect on top of the pool cover and must be removed before opening it.
You’ll find a blue pool cover pump inside the pool house. If you see water on the cover, place the pump in the center of the cover and make sure the drain hose is pointed out into the yard.
Once all the water has been pumped off, you can open the pool cover by pressing the button located on the left side of the pool house, as shown below.
⚠️ Please do not touch anything else on the side of the pool house.
The pool is heated and ready for your comfort—enjoy!

Scheduled pool maintenance is on FRIDAYS, please be advised our pool tech will be in the backyard tending to pool, we suggest to wait 2 hours after pool is treated before swimming.
Staying Weather Aware While You Visit Oklahoma:
In the event of a tornado, seek shelter on the home's lowest level, ideally in a basement or on the first floor. Choose an interior room without windows, such as a bathroom, closet, or hallway, and put as many walls between yourself and the outside as possible. Avoid large open spaces like living rooms or garages, as they offer less protection. Wear a jacket and sturdy shoes, as debris may cover the ground after the storm, and conditions will likely be wet and cold. Most importantly, stay away from windows and doors to reduce the risk of injury from flying glass.
A tornado watch means you think about what you’d grab in an emergency. 🤔🎒

Local Weather and News Stations:
Trash: If you're staying with us on a Monday night and notice the trash bins are full, we'd greatly appreciate it if you could place them by the curb. This helps us avoid an unexpected visit from a manager in the morning, allowing us to respect everyone's space. Thanks for your help!

Check Out Requests
Stain pretreat has been provided to avoid linen damage costs because we know accidents happen
Please place used bath towels in the shower
If you could please start a load of pool towels our cleaners will love you

Leave any sofa bed or futon open with linens still out
Please put back the toys and games where they were found
Please remove trash and place in the city poly carts; they can be found near the parking area

Rules
Check-Out and Late Check-Out:
Our standard check-out time is 10 am. If you need to check out later, please ask your host in advance. We apply a fee of $50 plus $1 per minute for unexpected late check-outs to ensure smooth transitions for our guests and cleaning crew.
Cleanliness and Additional Fees:
Please help us maintain cleanliness. Excessive trash left at the property will be subject to an additional fee. An additional cleaning charge will be deducted from your deposit and (or a claim will be filed for the additional fees) after your departure if the house is left excessively dirty (such as unwashed dishes, urine, stains, or excessive hair on the furniture or carpet, cigarette butts found on the property, stained linens or furniture, furniture rearranged, etc.).
House Rules:
Quiet hours are from 9 pm to 7 am.
Please avoid flushing "flushable" wipes as they can clog drains.
Security cameras are in place for safety
Prohibited Activities:
No smoking or vaping inside the home.
No illegal activities or underage drinking.
Please do not move furniture or decor.
Pool Rules: To ensure everyone's enjoyment:
DO NOT TOUCH POOL EQUIPMENT.
Pool is kept heated to 80° at all times.
Scheduled pool maintenance is on TUESDAYS.
Keep the cover closed when not in use.
No food or glass containers in the water.
Rinse off lotions or oils before entering.
Please refrain from adding anything to the water.
Close pool house door when not in use.
Additional maintenance fees may apply for negligent use.
Fire Pit Rules:
Never leave the fire unattended: Always have a responsible adult watching the fire, especially with children around.
Keep children and pets safe: Keep them at least 3 feet away from the fire pit.
Burn only firewood: Use only approved materials for burning.
Contain the fire: Ensure the fire stays within the designated area.
Be mindful of wind: Avoid lighting a fire on windy days to prevent accidents.
Extinguishing the Fire:
Drown the fire: Pour water over the embers until they're cool to the touch.
Handle ashes safely: Ashes can remain hot for a long time; wait until they're completely cool before disposal.
Pond Recreational Use: Please be mindful of the local wildlife, as this is a rural area. We recommend not swimming in the pond for your safety. Help us keep the pond area clean and free of trash—a minimum fine of $300 will be charged for excessive cleaning if needed.
Horse and Horseback Riding: The horse belongs to our neighbor and is generally friendly, but please interact at your own risk. We are not liable for any injuries. Horseback riding is available for those interested.
Feel free to explore and collect firewood at your leisure. There are two ways to access the pasture and pond area: through the gate located south of the pool or via the steps north of the pool house. However, we kindly ask that you remain within the area highlighted on the provided map.
Pets: No Undisclosed Pets: If you bring a pet into our home, an additional fee of $500 will be assessed. You will also be responsible for any damages and/or additional cleaning needed. Pets are not allowed.
No Additional Overnight Guests: NOTE: We aren't trying to be mean with these rules. They are in place to ensure compliance with our licenses and insurance. Thanks in advance for your cooperation and understanding! Please be sure that all guests, including children, are reflected in your reservation, even if they are not staying for the entirety of your reservation. If you don't let us know about new guests, you will be charged an unexpected overnight guest fee of $50/guest per night. And please remember we may never exceed 10 guests sleeping in the house. Under Airbnb's terms of service, additional guests beyond the number listed on the reservation are not permitted at any time. Unauthorized guests may result in the immediate termination of the reservation without refund and/or additional fees.
Daytime Guests: We would appreciate knowing if you plan to have daytime visitors as well (leaving before 9pm). Please limit your visitors to no more than 1. A violation of these rules may result in the removal of guests without refund. We may monitor the number of guests that enter the property relative to the reservation and notify you if there is a discrepancy.
Again, ensuring these rules are followed is critically important to our operating license and insurance. Please just message us if your plans have changed so we may update the reservation accordingly or discuss other options. Thank you!

Heat and Air in The Home
Thermostat is located on hall wall behind couch.
Nest Thermostats don’t have a touch screen. Use the touch bar on the right side to control your thermostat. Swipe up to raise the temperature, swipe down to lower it, and tap to confirm. The display will show you how many minutes until your desired temperature is reached. Tap the touch bar to bring up the menu. Swipe up or down to select an option. Tap the touch bar again to confirm your selection.
